Refund & Payment Policy

WK Steel Erector & Fabricator Inc.

WK Steel operates as a commercial steel contractor in British Columbia. All projects are governed strictly by the terms outlined in each executed contract.

Our policies align with the Builders Lien Act and applicable contract law of British Columbia.

Contract-Based Services

All pricing, payment schedules, holdbacks, change orders, and refund conditions are defined within the signed project agreement.

WK Steel does not provide retail-style refunds.

Deposits & Progress Payments

Deposits and progress payments:

• Apply to materials, fabrication, mobilization, and labour

• Become non-refundable once work has commenced

• Are non-refundable for custom-fabricated steel products

All steel fabrication is project-specific and cannot be resold once produced.

Statutory Holdbacks

Where applicable, a 10% holdback is retained and released in accordance with the Builders Lien Act (BC) following expiry of lien periods.

Project Cancellations

If a project is cancelled, the client is responsible for:

• All work completed to date

• Fabricated materials

• Engineering, mobilization, and administrative costs

Any refund, if applicable, will be determined strictly in accordance with the contract.

Deficiencies

WK Steel must be given reasonable opportunity to inspect and remedy any deficiencies before any claim for refund is considered.
